  • Advisor to the owner
    • Assistance to build up the project organization, advice on contractual matters and authorities conversations, support for claim and deficiency management, regular informing and coordination with the client, (reports, memos, status reports), tendering/procurement planning services, monthly status report detailing costs and deadlines
  • Services during the planning and tendering and contracting phase
    • Coordination of construction (architect, structural, exterior) and technical planning (building services, fire protection, etc.) as a supplement to the basic performance of the architect, performing and documenting meetings, check the planning results for conformity with the specified project goals and possibly arrange for change measures, contributing to the definition of the planning and execution interfaces, incorporating all the requirements of the approval process, accompanying the award process through to contract
  • Cost control
    • Check the cost calculation of the architect and planners as well as causing any necessary adjustment measures, list of total project costs based on the cost calculation of the architect and specialist planners, cost control to meet the cost targets, checking and releasing the accounts of project participants to pay (technical examination of the bills of the contractors is done by the construction management)
  • Scheduling
    • Setting up and coordinating the overall schedule for design and construction to completion and start of use, merge all dates and construction schedules in an entire schedule specifying the contract dates and deadlines for the performing companies, scheduling of execution to comply with the schedule targets
  • Services during the construction phase through to completion
    • Checking the activities of construction and planners and construction companies in the form of a weekly controlling on site as well as proposing and coordinating adaptation measures at risk of project objectives, attend the regular construction site Jour fixe dates, random testing of construction with respect to the defined quality, assisting in acceptance of execution services, causing the required regulatory approvals and/or functional tests
